Compliance Inspection

We will carry out an inspection of your property and provided a report with a full list of all matters which are likely to lead to non compliance with the council’s licensing conditions or relevant housing law (i.e. disrepair, risks to health and safety, fire safety and management issues)

Our compliance inspection service fees are based on the time and complexity of the inspection and report but will be based on a rate of £50 per hour+VAT. For a non HMO with very little issues you might expect this to take as little as 2 hours in total, for a much larger property this will take longer.

We require payment in full of the council’s licensing fees prior to making the application.

We will invoice you our service fees at the point that the application is approved by the local authority

We will only make representations on your behalf if they are viable i.e. likely to be approved and will advise you on the likelihood of this beforehand

It is your responsibility for acting upon any recommendations we provide following a compliance inspection

The advice we provide is based on consideration of local authority conditions and standards, LACORS fire safety guidance and the Housing Health and Safety Rating System (HHSRS)

We do not accept any liability for enforcement action taken by the local authority against you if you have omitted certain information, been dishonest about certain matters on your application or not followed our recommendations following the compliance inspection
